Treasurer’s Report:
Current balances
Checking $1,178.90
Savings $4,576.93
2 expenses have been paid: (balance reflects them)
Finish pier repair 7,566.67 balance paid
$15 monthly service charge from our bank due to activity on the account
Collects 5k income – 2 pier reserves plus 2 annual slip fee, 1 partial assessment payment and dues for 2013 paid by 1 resident and 2104 dues paid by another.
We are shopping around for another bank that won’ charge us service charges.
I shopped Sandy Spring that seems like a good choice based on their fee structures.
Also Severn Savings Bank – Had pretty good terms, but also offered free checks, Community Business Checking Account. They also pay .05% interest on another checking account.
I’m going to check to see what the insurance would cover on our pier…but Mark Carella (State Farm) has also raised our rates from $250 last year to over $300 this year.
General Discussion about shopping around for rates.
DON:
At least we have some money in the bank.
Jo: speaking of neighbors that haven’t paid. If they haven’t paid, is that paid at settlement?
Carrie: Yes, it is taken care of at settlement. For instance: if those who are selling don’t pay it themselves, then it is taken care of at settlement and the title company send us a check.
Don: Louis was asking for a copy of the covenants, which haven’t been filed yet. We need to get them filed. The only digital copy is in the possession of Jon Latuperissa, so we need to get that from him…and get moving on the filing of it.
Carrie: about the walk out to the end of the pier, would it be possible to flip the existing boards?
Don – not a good idea because you tear up the boards around them by pulling out all of those nails and you also have all the labor to flip 25 year old boards. On that note; I called for estimates and HD said they would sell it to us for $1400 and change. But then Johnson Lumber gave me a price of $1209.13, and they will deliver it. This was pressure treated No2s at 8 feet.
Carrie: we also need to consider the Gazebo and the shed. And we need to fix the land end of the pier as well.
Don – We need to fix that end by decking over the concrete. We should also run electrical conduit and new electric to the pier.
JOE H: We should run all the conduit when we have the decking off. I have the string to run a messenger line and all that.
DON: the Estimate from Johnson is good until June 5th. About 2 weeks.
JOE H: how much conduit do we need?
Don: 110ft to the end. with all the corners and everything, we should only need about 150 feet.
DON: Now I’m leaving tomorrow for a month. And I want the pier done b before I get back (HAHAHAHAHAH).
JOE Z : I have the ladder for the pier. but I don’t know where you want to put it.
DON: Its on the plan. So I’ll give you a copy for the plan. You need a ladder and a life ring. It shows the life ring about 100 feet out on the pier.
Any way, we’ve got to get that done. Then we can call the county and tell them that the pier is done and call them for the final inspection. We need a life ring, a post, and a hook and a line attached to it. (It think it needs to be 75 foot.) We should check to see what requirement the coast guard has.)
How do we go about getting the purchase of the decking approved.
Anita: It needs to be done, so why wait.
DON: Gross used 20-penny nails. You’re going to need a huge crow bar to get those nails out. We’ll need to get it all out and replace it at once, because we need to set the new conduit. We also need to get rid of all the old lumber.
DON: We’ll hold off on ordering any lumber until we get the ladder installed and the life ring. then the county will come out and inspect. We need to wait until after that. We can get good lumber from Johnson for cheaper than Home Depot when we are ready to do it.
Anymore discussion on the pier?
Joe: I think we should get the electric transferred over the RHHA.
Greg: I’ll call to transfer the bill into the name of the Rhode Harbor Homeowner’s Association. Change to Rhode Harbor Homeowner’s Association, 3912 Rhode Harbor Road Edgewater, MD 21037.
DON: Moving onto the election committee. The will be elections on June.
Note: Don’s new email address is donrita3917@verizon.net
Don: Should we join the Carrs Wharf Community Association.
Carrie: I think the charge was $35. Do we want to go ahead and join that? We wouldn’t get anything different than we get now, but we will get notices for things such as the dumpster collection. They also do things together like fight things like the time they were trying to build the town houses. Do you want us to join that as a community.
Discussion whether or not to join: EVERONE in Favor.
DON: Next meeting: I won’t be back until June 21. So let’s make the meeting Tuesday Jun 24th at Don and Rita’s House at 7pm. We should put a notice out this week that elections will be on the 24th. And make sure that we get everyone’s proxy votes. Everyone at the meeting will vote. They need to know who is running and when the vote will close. The vote will close when we have at least 8 families. (The vote will be valid even if the other 7 don’t weigh in.
JOE Z: Motion to Adjourn.
Anita: Second.
Meeting closed at 8:06pm.
