As they are not transcribed from a tape, nor are they all inclusive, they are not meant to be direct quotes from anyone or to be used as legal documentation. Rather this is an attempt to provide a degree of transparency of the proceedings and to serve as a casual record for both those in attendance and for those who were unable to attend. I think Don wanted to be President.<\/p>\n<p>&nbsp;<\/p>\n<p>GW- That\u2019s correct.<\/p>\n<p>&nbsp;<\/p>\n<p>CZ- We should have four officers, Pres, VP, Tres, Sec<\/p>\n<p>Record was that we could have standing members on the board.<\/p>\n<p>We never had that before\u2026so I think we need to decide how many we want to have on the board.<\/p>\n<p>&nbsp;<\/p>\n<p>Anita Herring\u2014I think it is 4 members on the board.<\/p>\n<p>&nbsp;<\/p>\n<p>Jackie Pearl- Has anyone tried to contact the military fam?<\/p>\n<p>Joe Zambrana-tried to \u2026..we got no response.<\/p>\n<p>CZ- We have 15 houses. Four officers plus 4 board members.<\/p>\n<p>John Latuperissa\u2014I was going to nominate myself for VP. Lauterprissa. First Name, John.<\/p>\n<p>Anita Herring- What about the position of Dock Master.<\/p>\n<p>&nbsp;<\/p>\n<p>CZ\u2026I think we can handle that later. Is everyone in agreement 4 officers and 3 board members. (no opposition)<\/p>\n<p>Ken and Carolyn not in attendace sent letter with Zambranaa. Letter read\u2026.No nominations\u2026just a ballot.<\/p>\n<p>We only have one vote per house.<\/p>\n<p>&nbsp;<\/p>\n<p>Vote was Cast\u2026.by writing names of the two candidates, either Joe Zambrana or Don Dunbar on a small sheet of paper. Ballots were counted and Cathy Guyer reported that Don Dunbar won the office of president by more than one vote.<\/p>\n<p>&nbsp;<\/p>\n<p>Cathy Guyer\u2013 Do you want to know the Name? Don Dunbar is the new president?<\/p>\n<p>&nbsp;<\/p>\n<p>John Latuperissa \u2018s name was put forward for VP an was not opposed, will be and is elected as the new Vice President.<\/p>\n<p>&nbsp;<\/p>\n<p>Carrie Zambrana\u2026.any one else want to run as treasurer. None were opposed. Okay\u2026..Carrie Z will be treasurer.<\/p>\n<p>Greg whitesell as secretary? Any opposed? Non opposed\u2026.okay Greg whitesell will be Secretary.<\/p>\n<p>Anita, Jackie and Tammy will be the 3 board Members.<\/p>\n<p>&nbsp;<\/p>\n<p>John Latuperissa- I wanted to say a few things before I have to leave. I have owned 5 houses and have actually had quite a bit of experience with homeowner\u2019s associations even though I am only 38 years old. I know that people\u2019s personalities and differences can really make things more difficult than they have to be. I want you to know that I do not want to be a part of anything that tries to tell people what color paint they can use on their home an things like that. Also, I am in support of doing anything I can, so long as it is only to help us get the pier rebuild so that it can be used as a place for the members of the community and their families. Sorry that I have to leave like this, but I have a bit of family business that I need to leave for.<\/p>\n<p>&nbsp;<\/p>\n<p>Carrie Zambrana-We wanted to get back with a little bit of research that we did. I checked with the stat website on eligibility \u2026..we can be non-profit\u2026$170 to file with the State\u2026.then\u2026in addition we need to file for a TIN. 6-8 weeks to decide whether or not tax exempt status.<\/p>\n<p>&nbsp;<\/p>\n<p>Greg Whitesell\u2014What does this tax exempt status apply to.<\/p>\n<p>&nbsp;<\/p>\n<p>Carrie Zambrana-Interest bearing accounts.<\/p>\n<p>&nbsp;<\/p>\n<p>Greg Whitesell- Okay. I was just wondering because I was under the impression that the property would not be taxed.<\/p>\n<p>&nbsp;<\/p>\n<p>Carrie Zambrana- That\u2019s correct. As for the account\u2019s current balance\u2026I hae the most recent statement here. We have earned 10cents interest since the last time I checked\u2026..<\/p>\n<p>We have $2301.10 in a liquid aacount. The initial 2200 was deposited. This is in escrow right now. Once we file, we can put it into an account. I have copies of all the original checks.<\/p>\n<p>&nbsp;<\/p>\n<p>Greg Whitesell- We need to decide whether or not previous home owners payments transfer to current owners. Because I believe that the Youngs paid $200 before I moved in. But I haven\u2019t pay and willing to pay my share.<\/p>\n<p>&nbsp;<\/p>\n<p>Carrie Zambrana- That\u2019s correct, they paid.<\/p>\n<p>&nbsp;<\/p>\n<p>MD- My name is changed, so you can change my name on the records. Also, I move that if payments are paid by previous owners that they go in transfer with the house title.<\/p>\n<p>&nbsp;<\/p>\n<p>Joe Herring- I second that.<\/p>\n<p>&nbsp;<\/p>\n<p>Jackie Pearl- So who owes besides us? I know that I didn\u2019t pay and then Anita said she wouldn\u2019t pay, but then she did, and I never did.<\/p>\n<p>&nbsp;<\/p>\n<p>Carrie Zambrana \u2013 Jack George paid (Mongold House). Pat didn\u2019t pay\u2026.so Mike and Lisbeth owe. Then the Pearls. Then, John L because his house wasn\u2019t here.<\/p>\n<p>&nbsp;<\/p>\n<p>Rita Dunbar- Are the gentleman who were willing at the last meeting still willing to help out with the pier still willing to help?<\/p>\n<p>&nbsp;<\/p>\n<p>Johnny, Greg, Jackie for Ray \u2013 Yes!<\/p>\n<p>&nbsp;<\/p>\n<p>Rita Dunbar- Then I think we need you guys to go down there and take a hard look at it and figure out how to fix it and make it safe and do it as soon as possible.<\/p>\n<p>&nbsp;<\/p>\n<p>Joanne\u2014When we got our pier worked on we were given 3 estimates of 1200, 1400, 1800 for two pilings were the quotes that we . (I think this is right-gw)<\/p>\n<p>&nbsp;<\/p>\n<p>Jackie Pearl- What about permits. We have got to have a permit.<\/p>\n<p>&nbsp;<\/p>\n<p>Carrie Zambrana- We need to be careful, because the pier is in trust with the county and we cannot do anything until we have a permit.<\/p>\n<p>&nbsp;<\/p>\n<p>Joe Herring- We may need to tell the insurance company that we will not be using the pier at all until we fix it up.<\/p>\n<p>&nbsp;<\/p>\n<p>Joe Redzensky- Don said something about putting in 3 pilings and go all the way out past the T<\/p>\n<p>Jackie Pearl- The permit inspector comes and fines each and every household on the deed $1000 and that is how they are taking care of the county deficit.<\/p>\n<p>&nbsp;<\/p>\n<p>Carrie Zambrana &#8211; Okay anything else. Then we will go ahead and file with the state to make it official? It\u2019s $170. We will go ahead and get that started and then as soon as all of that becomes final, then we will meet again and then get started on the pier.<\/p>\n<p>&nbsp;<\/p>\n<p>Anita Herring- Can we just put up some sort of a barricade so that we can at least get insurance on the pier?<\/p>\n<p>&nbsp;<\/p>\n<p>Jackie Pearl- I\u2019ll call Mark Carella and ask him.<\/p>\n<p>&nbsp;<\/p>\n<p>Carrie Zambrana- Now are there any other questions or any other topics that anyone wanted to bring up? Do we want to schedule another meeting.<\/p>\n<p>&nbsp;<\/p>\n<p>Greg Whitesell\u2014We need to set terms for officers.<\/p>\n<p>&nbsp;<\/p>\n<p>Decision from group- We will set terms at one year to expire in June, but not set term limits. The current officers will remain for one year, and then next year we will hold another vote and then reexamine the terms at that point in time.<\/p>\n<p>&nbsp;<\/p>\n<p>Greg Whitesell \u2013 Also, I believe that as an Homeowners Association we need to have covenants on file with the county. The ones that already exist from 1983 are posted on the website. But I think it was our intent that we rewrite and resubmit them with new ones that we all vote on.<\/p>\n<p>&nbsp;<\/p>\n<p>Carrie Zambrana &#8211; I agree that we should have a committee to review the covenants and start to think about amending the covenants.<\/p>\n<p>&nbsp;<\/p>\n<p>Joann Fyannes- So Don, what are your thoughts on proceeding with the pier?<\/p>\n<p>&nbsp;<\/p>\n<p>Don Dunbar- I\u2019m not sure because I have never been involved with a Homeowners Association. But I guess we have to start with the permits and the Corps of Engineers etc. I think when we start it then the process will dictate what will happen next.<\/p>\n<p>As far as the shed and gazebo are concerned we should take a look at them. I think the sed should go. We can mount the electrical on a post. In fact- there\u2019s one or two posts laying down there that we could use.<\/p>\n<p>&nbsp;<\/p>\n<p>JZ- Yeah, but you should take a close look at them and turn them over. They\u2019re pretty much rotting. I got a few bids on the pier and they suggested that we need 6 new pilings. Mr young replaced the pilings on the section heading out. I don\u2019t think it will take a year to get the permits because a HomeownersAssociation will go quicker.<\/p>\n<p>&nbsp;<\/p>\n<p>DB- Good. Do we have a pier committee? I think we need a pier committee.<\/p>\n<p>&nbsp;<\/p>\n<p>Group sets up committee and decides on agenda and date for next meeting\u2026\u2026<\/p>\n<p>&nbsp;<\/p>\n<p>Agenda for next meeting: Tues, Aug 4, 7pm Messineo House<\/p>\n<p>-Jackie will check on Insurance<\/p>\n<p>-Bob will check on seal<\/p>\n<p>-Comittees to be considered for rewriting of the covenants and pier committee. Work to start immediately in both committees.<\/p>\n<p>-Immediately will File with the county, docs and Pier.
